Requirements
Ensure the proposed addition or new construction you desire falls within the
required set backs according to city requirements. Most cities only allow
buildings to be a predetermined distance from property lines and/or height
restrictions. Also check with your local building officials as to the total
square feet of building coverage allowable on your lot.
Design
of the Addition
It is important to design an addition to coincide with the rest of the home's
existing layout and decor. You will want to make rooms accessible and not out of
the way. Bedrooms should be at the quieter part of the home. Today's home
designs are more open and airy. Kitchens that open out into the family room give
those working in the kitchen the opportunity to mingle with dinner guests, or
watch over that two year old as they prepare meals.
You can also never have too much storage area, so add that in! If you're adding
a master bedroom, make it a sanctuary with a large walk-in closet and a bathroom
that's right out of a Calgon soap commercial. The bedroom should be spacious
enough for a king size bed, with two options for placement. If you can,
incorporate a sitting area. Next to a vacation, this part of the house should be
where you can get away from it all and recharge those batteries!
Living
Arrangements During Construction
You may want to seek the advice of the building contractor to tell you what part
of the house you can use while construction is in progress, especially a second
story addition over an existing part of the home. This can affect the first
floor in many ways. Some owners will take up residence elsewhere during the
crucial part of the work. This can be costly and should be factored into the
initial budget. Adding on to your home can be exciting and even fun. However,
we're talking about construction here and it can be noisy, dusty and put a
serious crimp in your lifestyle for three to eight months.
